Measuring the safety of a neighborhood

A safe community is important to everybody.” Our own Sara Garza was interviewed on Fox 31 last week about how crime statistics impact the real estate process (check out the interview below).  As she says in the interview, understanding neighborhood safety goes far beyond looking at statistics. Here’s three tips for measuring the safety and comfort of a neighborhood before buying a home: 

  1. Drive around the neighborhood at different times of the day (including at night) to see what the activity is like.
  2. Ask a neighbor (or three) how they like living there.
  3. Check neighborhood news sites and community message boards. 


For the most accurate crime information, look to the local police department. Most departments post detailed crime statistics on their websites or provide information upon request.

TEN QUESTIONS ONE BROKER: Dawn Hofheimer

Dawn talks her favorite local hot-spot, her trip to Italy and her most memorable deal in real estate in our latest Ten Questions, One Broker.

1. Most exciting part about being a broker at Slifer Denver… Being connected to East West Partners (the development arm of our company) is exciting, they build first class projects and always have something new and intriguing in the hopper! 

2. Name one thing we might not know about you…  My passion for conservation.

3. Who are you currently inspired by… Richard Branson….he is an amazing visionary in business and in conservation. He gives back in such a significant and impactful way, he was instrumental in reaching agreements to protect 20% of the marine and coastal environment in the Carribean as well as helping to create a shark and ray sanctuary there. He also dedicates a lot of his company’s profits to help achieve one of his most passionate visions; 100% clean energy by 2020.

4. Favorite hot-spot in Denver right now… Palate Food & Wine Bar at the Landmark (it is actually in Greenwood Village!)

5. Vice you’ll never give up… Good coffee and great wine! 

6. A secret inside your work ethic ... I like to be productive and work satisfies that need so it comes naturally.

7. One of your most memorable deals in real estate… A $3M listing that took two years, numerous open houses and many showings before it sold. The home was over 11,000 square feet with 8 bedrooms…..each showing was 20 minutes of prep, 30 minutes of showing and another 20 minutes of closing up the property so when the property sold, it was definitely a rewarding celebration!

8. What gives you joy… Being surrounded by nature, particularly in the mountains and by the ocean.

9. What is a must do for every local in Colorado…Escape to the mountains every chance you get! 

10. Tell us about your trip to Italy…The first part of our trip in Rome was quite stressful as we were dealing with all the bureaucracy that comes with obtaining the required paperwork to get married in Italy. But it was pretty special to have 40 of our closest family members and friends join us in Lake Como for an amazing wedding at Villa Balbianello….such a beautiful place and lovely people, Italy will always be indelibly ingrained in my heart.

Just settling into her dream home, Tanya talks what she loves most about Denver and an inside look at a typical day at Slifer Denver. Here’s a glimpse into Tanya’s life in Ten Questions, One Broker

Most exciting part about being a broker at Slifer Denver… Aligning with all the talent of the individuals within, stretches me to be the best I can be, to work hard and to make a difference in the lives I encounter.   It is also very inspiring to be a part of the bigger whole of East West Partners.  I recently read  at East West Partners “We believe the inspiration to create great communities and great life experiences originates from the people within”.    It’s so true.  I am surrounded by wonderful individuals with incredible vision.

Name one thing we might not know about you… I guess I need to keep it that way!   I don’t like it to be about me – I perceive myself as rather shy.

What’s a typical day look like in the Slifer Denver office… Even though we are all individual brokers we are together, doing the same thing.  We are close, help each other and relate to each.  We share the same madness

We hear you just settled into your dream home...Tell us more By nature of what I do – I look at real estate every day. Brian and I became MLS junkies.  We were consumed and on a mission to find the perfect spot that blended what we both wanted.  After a good 3 years, we found it.  A 1973 ranch house situated on a ½ acre, backing to a creek and open land.  In Littleton. Our diamond in the rough.   We closed in January and spent 7 months making it our own. I really need to say……….Brian made it happen.  He touched every corner of that house.  From demolition to finish and all the projects in between and still on our list.  We have learned a lot and finished – better friends and partners!   Thanks honey!!  I can say today – it’s the last house – not last project - which for now will be continued.

What do you love most about Denver... The ever changing face of our city along with family, friends and weather… it’s home.

What is your favorite room in your house… I love them all!  If I have to pick one though it would be the open kitchen family room looking out over our backyard and the horse property to the north.   I can pick any window and be content with what I see.

A perfect Saturday looks like… One with no agenda! 

What has been the highlight of your career… I may have said this before but  I don’t think I’ve had it yet.  I continue to be humbled, honored and thrilled to work with the fabulous clients I have had the opportunity to work with.  With sincerity I can say every experience has brought it’s own highlight.

Next vacation… What’s that?   I really don’t know where but I imagine it will be spontaneous and very last minute.

 

TEN QUESTIONS ONE BROKER: Lindsay McBride

In this Slifer Denver Broker Profile Lindsay McBride talks about her mountain oasis, insider on a typical day in the Slifer Denver office and her love for romantic comedies. 

Most exciting part about being a broker at Slifer Denver:  Getting the opportunity to work with walk in’s.  People come into our sales office to check out our scaled model of downtown.  I’ve met people from all over the world stopping through Denver.  I love meeting new people and helping them learn about Denver and Riverfront Park.  Our office has such a great retail location you never know who will walk through the doors!

Super-power you’d want for a day: Being able to fly!   I love to SCUBA dive because you see the world from a different point of view.  Flying around and seeing the world from up high would be amazing!

What is your favorite movie or book:  I’m a hopeless romantic and can’t get enough love stories.  So whatever chick-flick is on I'll probably love.  

What do you do on your free time: I spend time with my wonderful husband and dogs.  We try to spend as much time outside as possible with the great Colorado weather.  I also have been spending a lot of time with my new nephew, Colby, he was born at the end of June and is pretty adorable!

Name one thing we might not know about you:  I get grumpy when I don’t eat on time especially at  lunch!  I need to eat at 12:00 not 12:01.   I try my best to not schedule showings around noon.  I don’t want to get “hangry” with a client!!!

What’s a typical day look like in the Slifer Denver office: We have a great group of brokers that are so fun to work with.  Usually there are about 3 or 4 brokers in the office on the phone, setting showings, bouncing new marketing ideas off each other and responding to emails.  It’s busy, but I’m a believer that activity breeds activity so I love working in the office as much as possible.  

We hear you have a mountain oasis … Tell us more:  My husband and I found a small cabin in Tabernash (near Winter Park) that we fell in love with last summer.  It has incredible views and is the perfect escape from the craziness of this real estate market.  We put in a hot tub last summer and there is nothing better than having a cocktail while watching the sunset!

And never be afraid… to do the right thing.  Always put your clients first and you will be rewarded with a successful business.

What has been the highlight of your career:  It’s hard to pick one moment.  I feel that every closing when I have a happy buyer or seller is a highlight.  I’m lucky to get a bunch of those every year.  

Summer real estate market.. Your take on why Denver is so hot this year: I know we’ve been talking about this for years, but inventory is still really low.  Denver is seeing huge population growth causing demand to stay high and our market really hot!  Denver is a great place to live so unless we can start building more houses and condos for sale I see this trend continuing for a while.
