Denver Rent on the Rise

In a recent article from Max Rosset gives an update on the increase of rent prices across the United States and Denver reigns high on the list. "Denver has seen similar rent growth with a 6.5% annual increase in 2 bedroom rents. One factor driving this is a strong local economy. Unemployment in the Denver/Aurora metro has dropped from 6.2% to 4.0% over the last year – a 35% decrease. By contrast, national unemployment stills stands at a much higher 5.9%."   See more details inside this article here

WRAP UP TO 2014: 

It’s December!!  As 2014 comes to a close I always find it fun to look back on the past year of accomplishments and recap the major highlights that happened for me personally as well as in the Denver real estate market.  This past year has been one of incredible growth and business has boomed for many of us.

I believe I worked harder, I think even smarter, and had an abundance of opportunity that made it really fun.   I learned new markets from Erie to Highlands Ranch and worked on a team with my fellow Slifer, Smith & Frampton associates Joy and Dawn, selling 8 beautiful condos in the Landmark residences in Greenwood Village.  None of it would be possible without the incredible clients and support that I encountered along the way.  My gratitude goes out to you all! 

There are numerous milestones and events that happened in the Denver real estate world as well.  To mention just a few:

The historic Union Station has reopened their doors with great restaurants, shops and the Crawford Hotel.  It is awesome to see and experience a beautiful blend of old and new.  RTD Market Street Station relocated to the bus barn underneath connecting the light rail platform with Union Station.  It was fun to attend the opening gala and have dinner in the bus bays before the busses began to rolled in.  If you haven’t walked the concourse from light rail to Union Station, put it on your to do list in the New Year!  The last piece of track between Denver Union Station and Denver International Airport has been put in place and will open in a little over a year.

Metro Denver apartment vacancies dropped to 3.9 percent in the third quarter of 2014, the second-lowest recorded rate.  In the Metro area, adding to the 9,145 new apartments that were built in 2013, there are approximately 8,700 new apartments expected to come online in 2014 and yet another 8,700 in 2015.  Denver condo prices continue to rise as the inventory is low and no new for-sale projects on the horizon.     

I believe 2015 will continue to be a game changer for Denver with still so much more to come. We hear new things daily, announcing new projects such as the Confluence and 17 W.   Growth in RiNo, along Brighton Blvd and Five Points is changing the face of those neighborhoods.
